Downtown North Kansas City’s charm and character meet new construction and desirable amenities at Northgate Village, a newly redeveloped area of an existing neighborhood.
When Hunt Midwest and the City of North Kansas City began planning to redevelop the area of once-decaying and uninhabitable garden-style apartments just north of Armour Road and east of North Oak Trafficway, “they already had an urban oasis to work with,” according to Tammy Henderson, director of residential marketing.
“It is probably one of the most successful examples of New Urbanism in the metro area,” she says. The walkable, mixed-use community is within steps of the shops and restaurants of downtown North Kansas City, as well as Macken Park’s tennis courts, walking paths, and picnic and playground area. Plus, the nearby community center offers state-of-the-art facilities for an array of sports, fitness, aquatic and recreational activities.
The traditional neighborhood, boasting six pocket parks, features multiple living options to fit any lifestyle. Northgate Village LLC, a Dusty Rhodes company, is building single-family homes, patio homes and row homes. “Having one builder on board from the beginning, especially a premier builder like Rocky Rhodes, who had the ability to build all three types of homes and had the same vision as Hunt Midwest, has added so much stability to the project,” Tammy says.
Each of the 96 single-family homes consist of three to four bedrooms and range from 1,900 to 2,700 square feet. Priced from $250,000 and up, the open layouts are luxuriously finished and feature front porches and rear-entry garages, adding emphasis to the community feeling. Several floor plans are available, including 1 ½-story and 2-story homes.
The unique three-story row homes begin at $195,000 for two to three bedrooms, depending on the plan. Jeff Barker purchased a row home after comparing Northgate Village to several other communities. “I felt it was the best quality construction in this price range,” he says, adding that he likes the classic look of the neighborhood, reminiscent of Brookside. “I love that each home has its own identity.” The location was a determining factor as well. “It is nice to have downtown at your doorstep but still have a yard, garage and space to entertain,” he says. “Being so close to the airport, the highways and even Briarcliff Village, it’s easy to go to the market or for a cup of coffee on a Saturday morning.”
Row homes include exterior maintenance and homeowners insurance on the building, lawn care and snow removal for a monthly $125 fee.
The third housing choice is a ranch-style patio home, with two- or three-bedroom floor plans ranging from 1,350 to 1,550 square feet. The open flow connects large kitchens with hearth rooms for ease of entertaining. Formal living and dining rooms provide flexibility as well. Pricing begins at $212,000 for the 29 detached maintenance-provided homes. A $125 monthly fee covers lawn care and snow removal.
All homeowners belong to a homes association that maintains the common area pocket parks, which create a sense of space and connection not only to the land but to the neighbors. Kevin Bryant, the Reece & Nichols onsite sales agent, feels the parks and green space play a big part in the decision to purchase at Northgate Village. “People like to have a place to walk their dog or take an evening stroll,” he says. “Having the shops in walking distance is a desired feature as well.”
Each housing option is available in various floor plans. Several homes are available for immediate occupancy, while others still under construction can be customized to suit a buyer’s taste. “Our builders are fantastic and can easily accommodate custom features,” Kevin says.
North Kansas City has maintained its small-town feel, though its city services are “unparalleled,” Tammy adds. All homes within Northgate Village have access to North Kansas City’s liNKCity, a high-speed, fiber-optic network, perfect for home offices. “This was an added bonus for me, it’s very fast and inexpensive,” Jeff says.
North Kansas City itself is a traditional neighborhood with residents who can walk to dinner or the drugstore or take an evening stroll in the park. The addition of Northgate Village’s community-within-a-community setup combines the best of suburban and urban lifestyles for homebuyers.
