The trend in residential planning for the last few years has been toward traditional neighborhood design, focusing on walkability and more interaction among neighbors.

Denver-based developer MacKenzie House’s condominium efforts are primarily focused on urban, infill townhomes, enhancing older established neighborhoods that already offer an ideal location, sidewalks and narrower streets. The developer’s first project in Kansas City was The Madison in 1999. Now working on its fifth neighborhood, MacKenzie House has found a niche in the marketplace for new construction.

“Their longstanding loyalty to the Plaza area has allowed them to learn from each customer and each project, raising the level of quality and offering the best product to customers not only seeking an investment but a lifestyle as well,” states Mike Lotte, executive vice president of MacKenzie House.

Terracing up the hillside between Wornall Road and J.C. Nichols Parkway, each brick and stucco residence offers breathtaking views of the Plaza or Mill Creek Park. The 1.6-acre site was originally zoned for up to a 12-story building. By designing lower density, smaller-scale condominiums, the goal was to stay contextual to the neighboring buildings and respect the character of J.C. Nichols Parkway. Blending townhouses and flats, Mill Creek Terrace offers the urban homebuyer a unique product that creates a more pedestrian feel — one that is appealing to those choosing to sell their suburban homes and migrate back to the city.

Mill Creek Terrace offers more outdoor space than many developments, as seen in nearby Mill Creek Park, a planned private park, a bocce ball court, a fire pit and grill area for socializing. The lush grounds with extensive landscaping lead to a jogging path wrapping through the park.

“The outdoor connection between the diverse styles creates energy between the spaces,” Mike says.
The open floor plans are marked by 10-foot ceilings, double-height windows and generous room sizes. The architecture is slightly contemporary with a nod toward the historic character of the area.

“The open feeling and clean lines of the design make the spaces live large,” says Courtney Filing, director of sales and marketing with Re/Max Metropolitan.

Each of the 19 townhouses, ranging from 1,300 to 2,000 square feet, includes a gourmet kitchen, a luxurious master suite, at least one fireplace and a private garage. The two-bedroom layouts are perfect for entertaining, with large outdoor areas and an open flow between rooms. The openness also allows for flexibility, with several multi-functional areas for an office, den or playroom. The three-story units offer a roof deck feature for additional living space, with optional wet bars and hot tubs. Occupancy is scheduled for the end of July, with several already under contract. Prices range from the mid-$300,000s to $500,000.

Forty-two flats round out the development. One-bedroom flats begin at 750 square feet and two-bedroom flats average 1,350 square feet, with prices ranging from $200,000 to the mid-$400,000s. Each flat boasts high-end finishes, such as solid surface countertops, stainless steel appliances, large Euro walk-in showers and river rock floors. Units still under construction can be customized as time permits. An underground parking garage provides secure parking for each residence. Courtney says that having a limited number of each floor plan adds to the character and desirability of the community.

Owners value their privacy with the flexibility to enjoy the sights and sounds of the city, complemented by a maintenance-free lifestyle in the most desirable location. Townhome and flat owners belong to a condominium homes association that oversees the exterior maintenance, insurance, lawn care and snow removal. Dues are projected to be $.16 per square foot per month for townhomes and $.24 per square foot per month for flats. Gas and water are included in the fees. The neighborhood is scheduled for completion in spring 2008.
