Blend extensive development experience, skillful project management and 30 years of home building by three hands-on executives and you’ve got quite a team.
That’s exactly what Bob Sailors, president of Sailors Building Company; Larry Lundine, president of Brownfield Solutions Group; and Tom Woods, owner of T.E. Woods Homes, have perfected in their latest venture.
This talented group is partnering to bring luxury living into eastern Jackson County with the residential development The Community of Stone Canyon and The Club at Stone Canyon, a Greg Norman signature golf course. “This will be the catalyst for premiere expansion into the Independence/Blue Springs corridor — there’s been nothing like it in this area for 30 years,” says Tom’s son, Shawn Woods, who is entrusted with the day-to-day site operations for the nearly 400-acre residential community.
“Rolling, wooded acreage bounded by a spectacular golf course will ensure every resident will feel that they are living in a truly unique master-planned community,” says Bob Sailors, who adds that there’s already been considerable interest in the lots well in advance of the spring 2008 targeted opening.
An important factor contributing to the success of this $14.2 million TIF (tax increment financed) development is the new four-lane 39th Street extension connecting Blue Springs and Independence, currently under construction by the 39th Street Transportation Development District — “Not an insignificant undertaking since this new roadway is a viable way to bring people into the Independence retail centers from Blue Springs,” Bob remarks.
Stone Canyon is located next to Center Point of Independence Medical Center and Independence Center and will be within walking distance of a new grade school and middle school.
The community will host approximately 240 individual custom home sites from $400,000 and up in addition to a planned villa section. The homes will border Woods Chapel Road and R.D. Mize Road to the east, straddling the cities of Independence and Blue Springs.
Individual custom homes built by a cadre of highly qualified builders will be a primary feature of The Community of Stone Canyon. Buyers can select from lots that are at least 85-feet by 145-feet. Equally attractive as the custom homes are the maintenance-provided villas, with floor plans ranging in size from 1,700 to 2,800 square feet.
Generous amenities range from a 7,200-square-foot clubhouse, offering both social and golf memberships, a swimming pool, two tennis courts and, of course, the 18-hole golf course designed by Hall-of-Famer Greg Norman.
Bob, who was the developing partner instrumental in building the Nicklaus Golf Club at LionsGate in Overland Park, says, “When we worked with Jack (Nicklaus) on the LionsGate course, you can’t overlook the credibility that comes from linking with a professional with his high profile. Norman contributes not only his name, talent and vitality — he’s a very successful businessman.”
Greg, also known as “The Great White Shark,” has developed Greg Norman Golf Course Design to be one of the premier golf course design firms in the world. Currently, the company has 53 courses open for play, with an additional 40 projects in development worldwide.
Larry Lundine, owner of The Club at Stone Canyon course, notes, “Greg Norman Golf Course Design is the perfect designer for this project. First of all, Greg and his team are very impressed with the site. They are focused on preserving the natural surroundings in addition to creating a challenging yet unique course appealing to all levels of players.”
According to Greg, “We are spending a considerable amount of time in the design process where The Club at Stone Canyon is being developed. We are identifying ways of incorporating the greatest number of natural elements, giving us a chance to make a positive environmental impact on the community through sustainable design use.”
This attention to the natural surroundings will extend from the golf course into the subdivision. Shawn states that a great deal of thought has gone into the covenants and infrastructure, as well as the landscaping and green spaces.
He adds, “Every lot in the development has merit. Some, like the unique holes on the golf course, have exceptional elevations. Plus, the high number of cul-de-sacs will promote quiet streets within a very high-quality residential neighborhood.”
That upscale atmosphere sold Andy Cartwright, a founding member of The Club at Stone Canyon, who chose the development for the total top-of-the-line package, including golf course, community amenities, small-community feel and location.
